Geothermal Resources
With the geothermal resources on the property, the resort can be considered environmentally and ecologically friendly. Three wells and a spring which have been adjudicated by the state of Colorado are located on the property. Water from these wells and spring is 110-140 degrees Fahrenheit with no odor of sulphur. Water rights that are included in the package allow for 198 gallons per minute (gpm), although the current transmission facilities provide for approximately 155 gpm.
Engineering studies indicate that the geothermal power is sufficient to heat at least 44 units in 11 condo buildings, a lodge and spa, as well as providing water for indoor and outdoor pools. Currently the geothermal water source provides heat for a year around nursery business with three greenhouses (not included in this offering but negotiable if buyer is interested).
Infrastructure
The time consuming steps for local approvals and infrastructure development are complete. A Planned Unit Development (PUD) document has been approved by Chaffee County for a resort complex on the property. In addition, the city sewer line is in place and can handle whatever load is needed to support a full scale resort complex.
Further, the foundation for the 60x140 foot outdoor pool and bathhouse is in place as are three houses which can serve as temporary facilities as the resort is being developed.
